As the following research will show, values are holding steady along the beach of the “Gold Coast” of Guancaste as it is called. Most beach areas have product for all price ranges. It is still possible to get some budget options near the beach in the mid $100,000 range. Although, to get high end finishes within a few blocks of the beach, it is increasingly difficult to find something decent below $250,000—and that is for a non-ocean view. Ocean view properties, of course, carry a premium. Often times you will pay $50,000 to $150,000 to have an ocean view. Penthouses also carry a hefty premium, but those who buy penthouses often seek exclusivity.
I am seeing more and more developers pay attention to detail and amenities that the buyer is demanding. Among the finishes most requested:
1. Upgraded kitchen (granite countertops, upgraded cabinetry and appliances).
2. Upgraded flooring
3. Crown molding, upgraded baseboards.
4. AC in all rooms
5. Optional furnishing packages (less hassle for the buyer).

5. Ample parking
There are still many opportunities to buy into pre-construction projects as well as those that are currently under construction. There are a good amount of projects that are also complete and move-in ready for those who do not want to wait. The rental market in more populated beach areas continues to be strong for properties with good locations, views, and amenities.
The areas of Playa Flamingo, Tamarindo and Hermosa, tend to be the pricier areas, due to the services in the area and the beaches. However, opportunities exist to get into lower priced condo options in these areas. The next areas to be developed are Potrero (to the north of Flamingo) and Ocotal (just south of Coco). Those areas I mentioned are less developed, and there are still some good buys very close to the ocean, for both land and condominiums. Most of the land for single family home buyers will be found in Potrero, Conchal, Cocos and Hermosa. Ocean view lots vary in size and price, but prices start from $119,000 for smaller parcels (1000m2) with lesser ocean views to $600,000+ for multi-acre sweeping ocean view home sites.
Guanacaste real estate remains an attractive option given the increasing accessibility through the Daniel Obuder International airport located within the province. A new hospital, increased spending on road ways, and other on-going infrastructural improvements are leading to a slow conversion from a tourist based economy to a viable retirement and alternative life-style destination. All good for Guanacaste.
